Central and Ducted AC — What Actually Needs Servicing
A split serves one room, and when it fails you know immediately. A central system serves a whole floor or building, and its faults appear slowly and unevenly: one room cools and another does not, or a bill climbs for no obvious reason, or air noise grows year on year. These are usually not faults in the machine. They are faults in distribution.
Three different systems under one name
People say "central AC" for three different things. The concealed ducted system: an air handler in a ceiling void or plant room distributing air through ducts to outlets in each room. The package unit: a complete machine on the roof serving an area through ductwork. And the chiller: chilled water piped to units on each floor, which is what you find in towers and large compounds.
All three share one important point: the machine is only part of the system. The other part — the ducts or pipework, the outlets, the dampers — is the source of most complaints, and it is the part nobody inspects.
Why one room cools and another does not
This is the most common complaint we hear on central systems, and it is rarely the machine. The real causes in order: a damper partly closed or never balanced since handover, a long duct run reaching a distant room at far lower pressure than a near one, or an outlet blocked with dust or covered by furniture or a curtain.
Sometimes the cause is the design itself: a space added later, taking a branch off an existing duct without recalculating distribution, so it draws from the other rooms.
The fix is balancing distribution by measuring at each outlet, not increasing the machine’s capacity. More capacity on unbalanced distribution gives you some freezing rooms, some hot rooms, and a higher bill.
Ductwork — the forgotten part
Ducts run through ceiling voids and shafts that are not air conditioned. If their joints are not sealed or their insulation is damaged, part of the cooled air escapes into those voids before reaching the rooms — and you paid to cool it.
Over time dust accumulates inside, and moisture can form at points of weak insulation. That reduces the free area, raises the pressure the fan has to work against, and becomes a source of odours.
Annual inspection of ducts, their joints and their insulation is not a luxury on a central system. In an existing building it is usually the single largest available gain in performance and consumption.
What routine servicing should cover
Real servicing on a central system is not cleaning a filter. These are the items we cover on a scheduled visit:
- Air handler filters: checked monthly in Riyadh, replaced on condition rather than on the calendar.
- Cooling coil, drain pan and drain line — a common source of odours and of water leaks into ceilings.
- Air handler fan: bearings, belts and balance, with current measured.
- Circuit pressures and compressor draw, and the cleanliness of the outdoor condenser or rooftop condensing unit.
- Ductwork: joint sealing and insulation condition, with airflow measured at the outlets.
- Dampers and zone balancing.
- Control panel, sensors, and the tightness of electrical terminations.
Why a scheduled contract costs less than an emergency
In a house with splits, a failure means one hot room. In a building with a central system, a failure means a whole floor, an office, or a restaurant floor out of use. The difference is not the cost of the part — it is the cost of the downtime.

Questions about this service
One room cools and another does not on my ducted system. Is the unit undersized?
Rarely. The likeliest cause is unbalanced distribution: a damper never set, a long duct run arriving at lower pressure, or an outlet blocked or covered. How often should central system filters be changed in Riyadh?
Check them monthly. Replace on condition rather than a fixed calendar, because the fouling rate varies with the building’s location, proximity to open ground or construction, and running hours. Manuals that say annually were written for other climates.
Do ducts need cleaning?
They need at least an annual inspection of joint sealing, insulation condition and measured airflow. Internal cleaning is decided by what that inspection shows. Duct leakage into unconditioned ceiling voids wastes cooled air you paid for, and in an existing building it is usually the largest available gain.
What is the difference between ducted, concealed and chiller systems?
Ducted and concealed both describe a hidden air handler distributing cooled air through ducts to outlets. A chiller is different: it cools water that is piped to units on each floor, and it is used in towers and large compounds. Servicing differs between them, particularly around pumps and pipework on chillers.
