Maintenance Contracts and Building Projects
Half our work does not happen in houses. We work with building owners, contractors, facilities managers, restaurants, warehouses, pharmacies, mosques and schools — on installation from shell stage, and on scheduled maintenance contracts once running. This page explains how we work on that side, and what you should ask of any AC contractor before signing.
What a maintenance contract should contain
Many AC maintenance contracts in this market are one line: "two visits a year". That tells you nothing about what happens on the visit. A contract worth signing states the following clearly:
- An inventory of covered equipment: the number, type and location of every unit, not a general description.
- What the visit includes item by item: filters, coil washing, drainage, pressure and current measurement, electrical checks, ductwork where present.
- The number and timing of visits per year, with a pre-summer visit fixed.
- What is explicitly out of scope: major parts, faults arising from misuse or from another party’s work.
- Emergency response time for covered premises.
- A report after each visit documenting what was checked, what was found, and what is recommended.
- Billing arrangements, and compliant tax invoices.
Why scheduling costs less than emergencies
The arithmetic is completely different on commercial premises. In a house, a failure means one hot room for a night. In an office, restaurant or warehouse, it means trading interrupted, stock at risk, or a space nobody can be received in.
And there is the timing factor: AC failures concentrate in July and August, which is exactly when every team in the city is committed. Scheduling moves the work to March and April, when time is available and the machine has not yet entered its heavy season.
The real value in a contract is not a discount. It is that the visit happens at all, at the right time of year, and that somebody already knows your equipment and your building before anyone has to call on a summer night.
New projects — from shell to handover
In new buildings, the decisions that matter most are taken before any equipment is installed. Copper pipe routes inside walls, outdoor unit positions and their ventilation, drainage routes and their fall, duct sizing and insulation, and electrical supply points. Correcting any of these after finishing is very expensive; getting them right at shell stage is close to free.
We work at this stage with contractors and owners: reviewing drawings, coordinating routes with the other trades, running the first-fix installation, then equipment installation, commissioning, testing and handover with documentation of what was installed.
We also work on existing buildings: replacing older systems, adding new areas, and correcting previous installations carried out in ways that prevent the system from working at its rated capacity.
The kinds of premises we work in
Commercial refrigeration has been half our work since 1985, and that includes what most AC companies will not touch:
- Towers and residential compounds: central systems, chillers, floor units.
- Offices and headquarters: ducted and concealed systems, scheduled contracts.
- Restaurants and cafés: dining area cooling, cold and freezer rooms, display chillers.
- Warehouses and distribution centres: large cold and freezer rooms and ventilation systems.
- Pharmacies and healthcare premises: tighter temperature stability with logging.
- Mosques and schools: intermittent loads with defined usage peaks that need a different design approach.
- Groceries and shops: display chillers and commercial refrigeration systems.

Premises under a scheduled contract have priority response, and critical cases such as cold rooms in restaurants and pharmacies are moved ahead. We set the response time out in the scope of work before signing, rather than promising something we cannot keep.
