Cold Rooms and Freezer Rooms — Before Installation and After

A cold room is not a large fridge. It is a small facility with panels, a floor, a door, drainage, a refrigeration system, controls and alarms — and any one of those can be what brings the whole thing down. Because what is inside is usually worth more than the room itself, correct design and scheduled servicing are not choices.

What actually determines the design

The first question is not the size but the use. A cold room for restaurant vegetables opened fifty times a day is completely different from a warehouse freezer opened three times. And a pharmacy room holding medicines has tighter temperature stability requirements than a drinks store.

What determines the capacity required: the target temperature, the type and daily volume of stock coming in, its temperature on arrival, how often the door opens, the surrounding ambient temperature, insulation thickness, and the lighting and people inside the room.

The common error is sizing on walls and floor area alone. Warm incoming stock and an opening door make up the larger part of the load in a busy restaurant.

What gets cut to save money, and costs more later

These are the items usually dropped to reduce installation cost, and all of them come back more expensive:

  • Floor insulation on freezer rooms: without it cold transfers to the ground beneath, and moisture and ice can form and damage the floor.
  • A door frame heater on freezer rooms: without it the door freezes shut, and repeated forcing damages the frame and seal.
  • An air curtain or strip curtains at the door: they cut warm air ingress on every opening.
  • Defrost water drainage with a heated line on freezer rooms: without it the water freezes in the pipe and backs up.
  • Temperature alarm and logging: the cheapest item in the project, and the most valuable the first time it fails overnight.
  • An internal release handle and interior lighting: a personnel safety matter, not a comfort one.

Expected faults and how they show

Most cold room failures start silently. The temperature rises two degrees and nobody notices, then three, then it is discovered in the morning. The most common: ice building on the evaporator from a defrost fault or air leaking past the door, a dirty condenser unable to reject heat — especially in a Riyadh summer — a failed door seal or a door not closing properly, a stopped fan, a sensor or controller out of adjustment, and a leak in the circuit.

Signs that should never be ignored: unusual ice build-up, water on the floor, a change in fan noise, and a temperature settling above setpoint even by two degrees.

And the point we always come back to: continuous running with no cut-out is not a sign of strength. It is a sign the room is not reaching its target.

Why scheduled servicing is not optional here

In a restaurant, warehouse or pharmacy, one night of cold room downtime costs more than a full year of scheduled servicing. And the loss is not only stock — it is trading interruption and responsibility for food or medicine safety.

What is the difference between a cold room and a freezer room?

A cold room typically holds between 0 and 5°C for vegetables, fresh meat and dairy. A freezer room runs at −18°C or below. The difference is not only the setting but the build: freezer rooms need floor insulation, a door frame heater and a heated drain line, none of which a cold room requires.

How is cold room capacity determined?

Not by floor area alone. The calculation takes in the target temperature, the type and daily volume of stock and its temperature on arrival, how often the door opens, the surrounding ambient temperature, insulation thickness, and lighting and people inside. In a busy restaurant, incoming stock and the door are the largest part of the load.

The room runs constantly and never cuts out. Is that normal?

No. Continuous running means the room is not reaching its setpoint. Common causes: air leaking past a door that does not seal or a failed gasket, ice built up on the evaporator from a defrost fault, a dirty condenser unable to reject heat, or a low charge. It needs checking, because continuous running shortens the life of the whole system.

Are alarms and temperature logging really necessary?

They are the cheapest item in the project and the most valuable. Most stock losses happen in silent overnight failures where the temperature climbs gradually with nobody watching until morning. An alarm turns that into a phone call, and the log gives you documented evidence of temperature, which food and pharmaceutical premises are expected to hold.
