AC Repair & Maintenance in Al Malazz, Riyadh
We serve Al Malazz as part of our coverage of the whole of Riyadh — air conditioning, refrigeration and cold rooms, for homes, shops and buildings.
Al Malazz lies 3km from the centre of Riyadh, in the south of Riyadh. Al Washam, Al-Imam Abdullah Bin Faisal, Zoubeida Bint Jaffar and Administration Institute are among our regular addresses there, along with the streets branching from them. With Prince Fahad Bin Ibrahim Al-S'Aud and Prince Abdulrahman Ibn Abdulaziz passing through, the frontages carry commercial traffic and long-hours premises — and their equipment runs harder than the homes behind it.
Al Malazz is a district of south Riyadh. We come out with our own technicians — our people, not subcontracted leads — from our shop in Al Rayyan, where we have worked in refrigeration and air conditioning since 1985 under a Riyadh Region Municipality licence.
The building stock in Al Malazz
The internal streets of south Riyadh are the oldest and densest residential fabric in the city: houses and blocks many of which go back decades, most still on window and split units.
On the internal streets most of what we see is long-standing refrigerant leaks that were never repaired so charging keeps repeating, and drain lines blocked solid with dust and algae until water overflows indoors.
The interior streets of Al Malazz — among them Prince Fahad Bin Ibrahim Al-S'Aud and Al Washam — are residential in character rather than through-routes, and that changes the kind of work we are called out for. Traffic dust loading is lower, but the recurring problem here is units fitted years ago in positions that are awkward to service: on cramped roof spaces or behind parapets. A unit that is hard to wash is a unit that does not get washed, and weak cooling shows up two or three years later.
We also serve neighbouring Al `Amal, Thulaym and Al Murabba`, and often cover them on the same technician run.

Common questions about AC service in Al Malazz
Do you actually serve Al Malazz, or pass the job on?
We serve it ourselves. Our technicians are our own staff, not middlemen buying a lead, and we work out of our shop in Al Rayyan on Prince Majed bin Abdulaziz Street. Call 0571839848 or message us on WhatsApp and we will book you in directly.
Do you cover Prince Fahad Bin Ibrahim Al-S'Aud and Al Washam?
Yes. We cover Prince Fahad Bin Ibrahim Al-S'Aud, Al Washam, Al-Imam Abdullah Bin Faisal, Prince Abdulrahman Ibn Abdulaziz and every street branching off them inside Al Malazz. Send your location on WhatsApp and we will be there.
My unit in Al Malazz is old — repair or replace?
We say it straight even when it costs us the job: if the compressor itself has gone and the unit is past ten years, replacing serves you better. If it is a run capacitor, a fan, or a sealable leak, repair is worth it. We diagnose first, then tell you.
I have had the gas topped up repeatedly and it still does not cool — why?
Because refrigerant is not consumed. If it is low there is an unrepaired leak, and every top-up without a repair just means another call in months. It is the complaint we hear most in south Riyadh, where many installations are old. We find and seal the leak first, then charge.
The outdoor unit at my home in Al Malazz is awkward to reach — can you still service it?
Yes. Many units on interior streets such as Prince Fahad Bin Ibrahim Al-S'Aud were fitted into tight positions on roofs or behind parapets, and we reach them with our own equipment and wash them in place. If the position itself is what keeps causing faults, we say so and suggest repositioning the unit once rather than servicing around the problem every season.
How soon can you get to Al Malazz?
Al Malazz is around 3km from central Riyadh, and on most days we reach you the same day. At the height of summer it may extend to the next day, and annual contract holders have scheduling priority.
We have a building in Al Malazz and want a maintenance contract — do you do that?
Yes, and it is half our work. We arrange a survey, inventory the equipment by count and location, and set out a written scope before any commitment: what each visit covers, how many visits and when, and emergency response time. We issue compliant tax invoices.
The display chiller in my shop in Al Malazz is not cooling — will you come?
Yes, and we move commercial cases up the list. Most of what we find is not the compressor but a failed door seal, a defrost fault, or a condenser packed with dust. We measure temperature at several points and tell you what we found before starting.
Do you cover the districts next to Al Malazz?
Yes, and usually on the same technician run. Al `Amal, Thulaym, Al Murabba` border it and we work there constantly, and our coverage is the whole city of Riyadh — 164 districts.
What if the same fault comes back after you repair it?
Call us and we come back. We stand behind what we hand over, and we are not a mobile number on an advert — a licensed establishment at a fixed address, working from the same shop since 1985, and easy to find.
My AC in Al Malazz runs but does not cool — why?
Three causes cover most of what we see. First and most common: a filter and evaporator packed with Riyadh dust, starving airflow until the coil ices over. Second: an outdoor unit unable to reject heat, whose tell is cooling fine at night and failing at midday. Third: low refrigerant from a leak, or a weakened compressor. The last two cannot be separated without measuring circuit pressure and current draw.
When is the best time for AC servicing in Al Malazz?
March and April, before the machine enters its heavy season. A clean unit goes into summer at full capacity; a dirty one goes in already working under elevated pressure from day one and gives up during the hottest week of the year — the same week every team in the city is booked.
Do you work evenings and Fridays?
We work 8am to 11pm Saturday to Thursday, and 2pm to 11pm Friday. Send a WhatsApp message and we will tell you the earliest genuinely available slot.
